Rental Criteria

NOTICE TO APPLICANTS:

All applicants over the age of 18 must complete an application.

A $75.00 application fee applies per adult applicants, and it is only refundable if we did not screen your application.

Upon approval of the application, a nonrefundable lease preparation fee of $175.00 will apply.

Each applicant must all fill out a petscreening.com application regardless of any pets or not.

Sin City Real Estate and Management LLC is dedicated to fair housing practices in accordance with the Federal Fair Housing Act (FFHA), State, and Local Laws. Our policies prohibit discrimination based on race, color, religion, sex, handicap, familial status, national origin, age, ancestry, sexual orientation, gender identity or expression, or source of income.

APPROVAL is contingent upon meeting the following criteria:

Credit History - We obtain a credit report and resident credit score directly. Applicants cannot provide this to us.

Our minimum credit score requirement is 620, calculated by averaging the credit scores of all applicants. Depending on the applicant's credit, an increased security deposit may be required.

Unpaid debts owed to previous landlords or utility companies are grounds for denial.

Employment Verification and History - We require verifiable employment history for the past two (2) years. Applicants should be permanent employees rather than temporary or probationary.

Applicants who are self-employed, retired, or not currently employed may satisfy this requirement with the two most recent years of signed tax returns, bank statements, benefit or award letters, or other documentation demonstrating the ability to pay rent.

Active duty military applicants may submit a current Leave and Earnings Statement.

Income Verification - Combined monthly take-home income must be at least three (3) times the monthly rent.

We count all lawful sources of income equally, including wages, self-employment income, retirement and pension income, Social Security and disability benefits, child support, alimony, housing assistance and vouchers, and public assistance. No lawful source of income is weighted differently than any other.

All income must be documented. Acceptable documentation includes the two most recent pay stubs, a signed offer letter for a new or transferring position, the two most recent years of signed tax returns, a current award or benefit letter, a court order together with a payment history, or bank statements showing consistent deposits.

We verify income directly with the employer, agency, or issuing institution where possible, and we may require verification through a third party service. Any verification fee charged by an employer is the applicant's responsibility.

Application Accuracy and Documentation - All information provided on the application and all supporting documentation must be true, complete, and accurate. Submission of falsified, altered, or fraudulent documents, or any material misrepresentation on the application, will result in automatic denial.

Supporting documentation includes but is not limited to pay stubs, bank statements, tax returns, benefit and award letters, court orders, employment verification letters, government issued identification, and rental references.

We reserve the right to verify any document directly with the issuing bank, employer, agency, or landlord, and to require verification through a third party service.

The application fee is non-refundable in these circumstances. If falsification is discovered after approval or after a lease is signed, it may be grounds for termination of tenancy as permitted by Nevada law.

Identification - Each applicant must provide a copy of a legible government issued photo identification card, such as a driver's license, passport, or State issued identification card. Identification is requested solely to verify identity and to prevent identity theft.

Residence Verification and History - Verifiable residence history for the last three (3) years is required, regardless of current ownership or renting status. Applicants must provide names, addresses, and phone numbers of landlords, with dates of tenancy, covering that period. Home ownership will be verified from the credit report.

Any eviction within the last seven (7) years will result in denial of the application. A broken lease may be considered on a case by case basis and, if accepted, may require an increased security deposit.

Criminal, Sex Offense, and Terrorist Database - Criminal backgrounds involving violent crimes, sex offenses, domestic violence, or crimes related to the distribution of weapons or illegal substances are grounds for denial of the application.

Animal Criteria - Approval policies vary among homeowners regarding animals. Some owners do not allow animals (excluding service animals), while others may have restrictions on type. Approval for any pet requires renter’s liability insurance covering the pet. Each pet will have an additional security deposit of $300 per pet.

Disabled Accessibility - Any reasonable accommodation requests must be submitted in writing to Sin City Real Estate and Management LLC for owner approval. Modifications to the premises must be conducted by a licensed contractor and at the resident's expense. Residents must agree to restore the premises to their pre-modified condition at their expense, provided the modifications do not affect the use and enjoyment of the premises for future residents. A written proposal outlining the scope of work, landlord approval, appropriate building permits, and possibly a restoration deposit are required per Fair Housing Guidelines.

The responsibility to confirm school zoning lies with the applicant.

Upon submission of your application, you will receive written notification of its approval, denial, or alternative terms within 1 to 2 business days.

We reserve the right to review multiple applications concurrently and select the most qualified applicant. Please note that in such cases, the application fee is non-refundable.
