As a property management company, we have seen and heard stories that could leave anyone uneasy. At Sin City Real Estate and Management, safety is our number one priority - especially in the field. Property can be repaired or replaced; a life cannot. The reality of fieldwork includes walking into occupied or vacant properties, which comes with unpredictable variables. Staying proactive on the field, not reactive, is key to handling these situations.
When dealing with a lockout, squatters, or eviction, never go alone. Always have a “buddy” with you, whether that be a colleague, agent, or vendor.
When arriving on scene:
-Park where you cannot be blocked in.
-Keep your phone in hand (fully charged).
-Always assess the perimeter before approaching the front door.
If a tenant has been unresponsive and it is cause for concern, a wellness check should be performed by law enforcement. If a family member of a tenant is concerned and requests a wellness check, direct them to the local non-emergency line for law enforcement (or 911 if a critical emergency is suspected). Always wait for an officer to arrive and clear the property before entering.
For regular routine inspections, compliance is safety. Ensure a proper 24-hour notice is officially given and communicated to the tenant before stepping foot on the property. If the tenant seems agitated or aggressive, do not set foot on the property. If the tenant has become hostile, or squatters are inside the property, do not argue or engage by any means. Immediately remove yourself from the situation, retreat to your vehicle, and call for backup in law enforcement.
Even if a property is supposed to be vacant, always look for signs of unauthorized entry. That could look like broken or new locks, moved items, trash, or unapproved occupants. Treat a vacant home with the same precautions as an occupied one. Document everything, use your phone to photograph and notate exactly what you see. Facts, dates, and clear visuals protect everyone.
When it comes to safety, do not ignore your gut. If a situation feels off, it is off. You always have the right to walk away and reassess with backup.
Remember, when on the field: Stay alert, stay safe, and look out for one another out there.
